Turnkey Projects
- Once a concept is finalized and the qoute has been issued and accepted
- The funds for the projects must be established : bond or cash
- A contract is to be signed by both parties
- The attorneys selected will handle the contract administration in place
- The contractor then signes the waiver of lien from the lawyers which then put us in charge of the contract
- Then the contractor enrols the project with the National Home Builders Registration Council and then takes out an insuarance all risk where we cover the amount of the project for the duration of the project
- The nhbrc then after the hand over will be in charge of the servicing of the project for up to five years.
- Once the attorneys recieves the documents then the contractor can take over the site.
- All materials of the project is supplied by the contractor first with no upfront deposits – the client pays for work done not future work to be done.
- The projects will then start and as based on the qoute and stages then the engineeer will issue progress payment certificates as according to the stages and percetage qouted, client is obliged to pay the contractor within 3 to 5 working days , otherwise no will resume.
- Once the project is completed, the hand over will take place after the approval of the municipality and the nhbrc , the last progress payment must be paid ,
- The hand over will happen once funds are received and the contractor will issue all relevant certificates and maintance certificate which ranges from three months to five years.
- No additional work can be done on the project by another contractor that is outside the scop of work can be done until the hand over process is completed.
- We help with the funding of the projects form all major banks
- Once the bank issues an offer and the client accepts the offer then :
- The client will first sit with the project administrator to finalise the concept
- Once the concept is finalised , the client will consult with the architect and engineer to filanilse the drawings
- Soil test and all other admnistration will follow
- Plan approval with the municipality
- Nhbrc enrolment and documents submitted to the attorneys selected by the banks
- We then sihn a waiver of lien to take over the project
- Once the attorneys recieves the documents
- The contractor take over the sites
- The municipality, nhbrc, bank together with our engineer will be incahrge of the the inspections of the projects
- Progress payments will be issued and paid according to percentages and milestones on the qoute
- Payments must be made within 3 to5 working days otherwise no work will resume on site
- Hand over will take place once last payment is received by the contractor
- On the hand over the certificate of all works and maintance certificate will be issued
- No any extra work by another contractor until the process of hand over is completed .
